lookin to move my shop. shop rent is too much.want to lower costs to ofer my custmers more bang for the buck. anyone know where can find a 2000-3000 sf shop thats not more than about .60cents a sq ft?i have a 4000sq ft shop now.@ .58cents sq ft. looked all over and havent really found what i am looking for. even looked in san degio, would like to move that way. their eher too big or no parking or $1 a sq ft. or back in a hole where no one can find u . would be nice to be buy other shops in the industy.thinking about a house w a shop in the back but doesnt get as much work & cant charge as much. what do u guys think?

electric is cheap and water if you steal from from the shop next door............but seriously nothing in SG will be, move to phx.................try a large warehouse and rent a space in long beach harbor...j/k

i have 3000 sq feet and only pay .59 a SQ foot, but of course when i moved in the plumbing didnt work and the electrical was a joke but hey i took, i was 20 when i signed the three year lease thought this was my only chance, at the ned of thsi lease ia m out of here, im going to corona, i found a two year oild building 7400 sq feet (2000 sq feet office) at 69 cents a foot, three roll up doors, and about 50 feet from major street, alos had 440 volt three phase i only have single phase 220 here.
also try lookign at http://www.lee-associates.com they were the broker that signed my lease. they will hep you get what you want

the moveing costs are going to kill me too, electrical & air lines, moving time, seams like i am stuck here some times. i have 3 phase 480 here.that makes it nice. this shop has 2 roll up doors one 10' and one 8' (not wide)and the office is in the middle so the shop is a u shape, not enogth space between the shop and office so u cant work on cars there, the side with the 8' door cant get a truck in there in( i have to fold the mirrors in) wasted space.
ya its like if u dont get them to fix stuff before u sign they dont do jack.seams like all they care about is getting their money.

i have found out, only way to fix something is to do it your self and send them the recipts for the parts and take it out the rent you send, i have doen that almost everymonth around here and they never complain and it gets doen asap, not when they have time to send someone....
